| Overview | A number of developers wish to build several related condo developments in San Francisco. | | The Challenge | The comprehensive planning controls for this neighborhood have been delayed for many years, and the City is reluctant to allow the developers to proceed before the overall controls are finalized - even though the developers have relied upon the City’s internal deadlines and are hemorrhaging cash due to delays. The developers hire Barbary Coast Consulting, among other consultants. | | Our Work | Working with our client and our greater team, we sketch out an attractive set of community benefits that this project will deliver, should it be allowed to go forward. We build a broad-based community coalition that seeks to encourage the City to allow these projects the opportunity to proceed. And we work in collaboration with key elected officials who have a stake in the neighborhood, eventually landing upon a diplomatic and mutually acceptable solution to the impasse. | | The Result | Despite some opposition and appeals, the Planning Commission and the Board of Supervisors approve the condo projects, the developers move forward with construction, more market-rate and affordable housing is added to the City’s housing stock, more neighborhood-serving retailers move into the community, the City adds more property tax revenue to its coffers, and the existing group of community residents maintain the protections they desire. |
